How much does pressure washing cost?
The first thing someone wants to know when they call to wash their home is how much does it cost? The problem is the pricing for pressure washing in Rhode Island varies so drastically as a lot of factors contribute to allocating the estimate that is provided to the potential new customer. The range is so broad in providing a blank estimate to a customer because every home is so different in many ways. To wash your home, you can expect it to cost anywhere from $.10-2.00 a sq. Ft, or $200-$500 per hour from a professional pressure washing company. The accurate average price, or ball park range is nearly impossible to provide to a customer over the phone because the pressure washer has a lot that needs to be visually assessed when providing an accurate estimate. When the power washer evaluates the home they may have to do a finger test, and swipe the home to check for oxidation. The professional may have to perform a water test on pavers or concrete if a customer is unsure if the area has been sealed previously and wanted to have them sealed. The pressure washer is looking at more than just the size of your home. Your location plays a big role in how much it will cost to wash your home. Although size is one of the main factors considered when allocating a quote, it is certainly not the only one.
What is evaluated during an in person estimate?
When you call a professional pressure washing company to come out and give you an estimate, you can expect the person is inspecting and evaluating the entire exterior of your home. The professional is measuring the size, evaluating the material the home is made out of and assessing if there is anything on the home aside from general organic matter, typically this would require additional treatments causing the estimate to increase. The professional is looking at all your concrete surfaces, walkways, stairs, driveways, garages, retainer walls. The power washer is looking at your porches, decks, patios, pavers, fences, to see how we can best uplift the curb appeal of your home. As a professional it is our job to ensure all pressure washing needs or areas that could become problematic are presented to the customer at the time of the quote to ensure that any questions or concerns the customer may have we can not only answer them, but visually show the customer the specific area of concern.
How does a pressure washer calculate my quote?
Once the pressure washer asses the size of the home, he will also assess the material the home is built out of. A vinyl sided house is probably the cheapest type of house wash. As we know homes are made out of many different materials. Other surfaces like cedar, brick, stucco, Hardy board to name a few, require additional treatments which also contribute to a higher estimate being presented to the customer. While the size and material of your home are two main components they still are not the only contributing factors. Some customers have old rust stains on their homes or sheds from the irrigation system. These type of stain removal would require a separate treatment and contribute to the cost of the estimate. Some customers have never washed their home before. When we go to the home we can see the oxidation that has accumulated on the home over the years and that also requires another treatment after the house wash to be able to successfully remove it from the home. We have had other customers come to us after having some sort of construction causing hard dirt stains. Hard dirt is different from organic matter that normally occurs. After assessing the outside of the customer's home we next evaluate the roof for organic matter, black streaks, moss, liking etc. A roof wash is always an additional charge to the customer and usually starts at around $500. A lot of customers are uninformed about a roof washing service even being offered. Roof washing is a great way to save money on a new roof and instantly gives the home a face life. We then evaluate the walkways for staining. This is very common on main walkways but also the concrete tends to get dirty over time. When a customer has any kind of walkway, paver, driveway cleaned it is always our recommendation to seal the surface to prevent future staining and increase the length of wash expectancy. Sealants are also another great way to improve the home's curb appeal and add an extra touch. The chemicals used in sealing are more expensive, so this additional service would also add to the overall cost of the estimate. Lastly we will be looking at decks, porches, pavers, and fences. We again are evaluating every square inch of the exterior of the home.
What you can expect when calling for a pressure washing quote?
Once we have completed the walk around with the customer we then put together an estimate utilizing all of our evaluations. The last calculation that gets figured into the estimate is the labor to actually execute the service. If a customer is having their roof washed or their gutters cleaned, this requires additional labor as someone will be on a ladder, or on the roof. The cost is typically the main concern for the customer when they inquire about service, and we like to be delicate to people's financial situations.
